The way you live in a home is not necessarily the best way to market a home.  As soon as you put your home on the market, it is a commodity.  In order to maximize your investment, you need to dress your home for the market.  That may mean moving out some of your furniture, de-cluttering or organizing.  Pay particular attention to the buying path and the way in which potential buyers will be viewing the home.

With every home, a few overdue repairs linger.   However, not all repairs will pay off with a bigger bottom line.  Some repairs will not affect the value at all, while others may greatly impact your profits.  Obvious maintenance issues that have been neglected are a must do.



Pricing your home may be the most important function of marketing. Statistically, homes that enter the market overpriced sell for less than market value.  This common phenomenon exists because, as a seller, your best interest is within the first few weeks after you list your home for sale.  If you are overpriced, the wrong buyers will be seeing your home and pass.  After many price reductions, the right buyers feel apprehension as they believe there is “something wrong” because it has been on the market too long. Pricing your home right at the start will provide you the best chance at a successful sale.
